Finding a rental property can be time-consuming. Our team is committed to helping you find the right property by doing the research, finding out information about the property, what qualifications are required by the management company, contacting the person in charge of the property, setting up showing appointments, showing you the property in person or by video chat, and assisting you in the application process once you decide which property is right for you.
We require a $395 fee for every transaction as a Brokerage Technology Fee whether you are renting, buying or selling . Our office keeps all records of every transaction for 7 years. This service FEE is not an application fee. The $395 FEE needs to be paid directly to Re/Max Vantage via check or money order once you are APPROVED for a rental lease that we have assisted you in finding. We will collect this fee before moving in and before receiving the keys to the property. The security deposit and the first month's rent need to be paid first. There are no exceptions to this fee regardless of who referred you.
When you are ready to become a homeowner, the Carte Homes Team will provide you with 1% of your total paid yearly rent in the property that we help you move-in towards your closing costs if we represent you in the purchase of a real estate property. A maximum of 2 years rent will be used for the contribution. For example: if your rent is $2,000 per month, that means that your total yearly rent is $24,000 ($2,000 X 12 months). Carte Homes Team will contribute 1% or $240 ($24,000 X 0.01) towards your closing costs as long as we are representing you in the purchase transaction. If you rent the same property for 2 years, then we will contribute $480 ($240 + $240). If you choose to use another agent, you won't be able to get the contribution towards your closing costs.
If your credit score is low, we have a program that can help in fixing your credit before qualifying for a house, the Carte Homes Team will contribute all the money paid to Credit Solutions (our preferred credit repair specialist) that you have spent to fix your credit towards your closing costs in your home purchase. Once again, as long as we are the real estate agents that represent you in the transaction as your buyer's agent.
Requirements for most rentals include:
Applicants to make 3xs monthly rent. Credit scores above 600. No evictions. No bankruptcy. No felonies. Employment, need 30 days' worth of paystubs. Good verifiable rental history. If you have any issues with the above, let us know, we still may be able to help you depending on the circumstances.
